2009 Minutes
January 19, 2010 @ 7pm
Triumphant Love Lutheran Church
Present: Michael Wright, Adrienne Seiler, Yvonne Suttles, Lynn Wright,
Gail Deitrick, Armin Gutzmer, Steve Rogers
Absent: James Rider(Family), Tom Mast(Travel)
CALL TO ORDER
Meeting held at Triumphant Love Lutheran Church. Michael Wright called
the meeting to order at 7:05 p.m.
MEETING MINUTES
Minutes from 2008 meeting were read aloud by Lynn Wright and approved
as written.
GUEST SPEAKER
Tanya Normand-Senior Police Officer- NW APD Command
Reported on Crime Trends in Great Hills area. Mostly property crimes,
new laws. Recomends Serial #’s on all personal property.

No texting or cell phone use in School Zones
No phone useage in car if under 18 years of age
Larry Harper-General Manager Great Hills Country Club
Reported on 501 C 7 status . Non-profit
Private equity club owned by stockholders of club
Efforts to improve communications with HOA close to GHCC
Full report of two proposed projects:
Request of variance to City of Austin on proposed Tennis Court/Building
improvements on Lost Horizon: Trailer removal, parking, and 2 story building
Other options close to Clubhouse for Tennis Court expansion.
Property development near the #2 Hole on Lost Horizon to supplement GHCC
Reserve Fund.
Other GHCC initiatives;
Development of naturalized areas on course to save water, chemical use.
Pesticide useage and reduction of same on course.
TREASURER REPORT
Yvonne Suttles reviewed the GHHA financials comparing 2009 income and
expenses with 2008, the 2009 expenses vs. the 2009 budget, review of the
2010 budget, and Current Asset balance.
- Total income due to home resale transfer fees in 2009 was $2450.
- Total expenses in 2009 was $3768.
- Total interest income in 2009 was $608
- Net Income was a negative $710.

Total assets as of December 31, 2009 are $29,836, which includes checking
account and 2 CD’s.
RESALE TRANSFERS / HOME SALES
Adrienne Seiler review the 2009 home sales-17 total sales.

ARCHITECTURAL CONTROL COMMITTEE
Michael Wright reviewed the 2009 ACC activity. There were a total of 28
approval and corrections during the year. Approvals were focused on roofing,
construction, pool construction, fencing, painting, and landscaping. Correction
requests focused on unkempt yards, street parking.
Other ACC Initiatives:
Attorney retention-Temporary to assist HOA with specific compliance matter
Revisions to Building Guidelines for Green Iniatives: Wind, solar, etc.
Welcome Packets to all new residents.
Open BOARD POSITIONS
Adrienne Seiler solicited volunteers for all Board Positions and ACC Committee.
CURRENT ISSUES DISCUSSION:
- Neighborhood Watch Sign replacement/installation-Completed
- Front/Side Parking Review
- Street parking review.
